Thank you for choosing to stay with us at Newton East Farm. We hope that you enjoy your stay.

Please find below our terms and conditions. By making a booking and paying your deposit you signify your agreement with these.

Pitch fee

Our current pitch fee for caravans and motorhomes is £18 per outfit per night, including electric hook-up, for up to 2 adults and 3 children. Additional adults are £5 per night and additional children are £1 per night.

Deposits and payments

• Bookings are only confirmed once we have received your deposit, payable by bank transfer.
• Deposits are non-refundable.
• Full payment at the time of booking is required for stays of up to two nights and for stays booked within 7 days of arrival.
• The balance for all bookings is required no less than 7 days prior to arrival. The balance payable is for the total number of nights booked. Once paid, the balance is non-refundable or transferable.
• If you choose to leave early, your pitch fee is not refundable or transferable.
• If we have to cancel your booking prior to your arrival, we will transfer your holiday to another date or issue a refund.
• Events such as vehicle, motorhome or caravan breakdown, illness or inclement weather that may delay arrival, curtail, or cancel your stay are not our responsibility. We advise you to seek appropriate travel insurance. We strongly recommend that car and caravan services are not booked for the day before you are due to travel.

Arrival

• Arrival is after 12:30pm and departure by 12:00pm (midday) to ensure outfits don’t meet in the approach and that a pitch is available for you.
• During busy periods we may allocate pitches (e.g. motorhomes on hard standing). If unsure on arrival, please call at the house. If we are not home, a phone number will be on the door.
• For group bookings we will try to allocate pitches together, but this cannot be guaranteed due to varying lengths of stay of other guests.

Electric supply

We have 16A hook-ups and charge a flat-rate pitch fee inclusive of reasonable use of electricity inside caravans or motorhomes.

• Charging electric cars, using awning heaters, or using electrical equipment outside the caravan or motorhome is not permitted.
• Guests may only use one electric hook-up point. Splitters are not permitted.

Electric vehicles

We do not have a charging point for electric cars, and guests are not permitted to use the hook-ups to charge cars. This is a safety issue and could invalidate our insurance. Local charging points can be found at zap-map.com.

Awnings and tents

• Awnings with breathable groundsheets are welcome and are free of charge.
• A small single-berth pup tent ancillary to the main outfit can be accepted with prior arrangement.
• No other tents, camping, or gazebos are permitted.

Dogs and other animals

• Please keep pets under close control at all times and clean up after them.
• Dogs must be kept on leads on the site and when entering the farm yard.

Flags and excessive outdoor lights

Many of our guests enjoy watching our wildlife and the night sky. To enable this, and in keeping with the natural nature of our site, we ask that flags are not used and that outdoor lights are used only when required for safety.

This is not yet a designated dark skies area, but on a clear night, sit outside and look up – you will be amazed!

Wi-Fi

We make no charge for the use of our Wi-Fi, but as we are in a rural area, we cannot guarantee the speed or stability of the internet signal.

Loss & damage

We will not be held responsible for any loss or damage, however caused, to your property or vehicles, or any injury to you or your visitors whilst staying on our CL.

Behaviour and not adhering to terms and conditions

In line with Caravan and Motorhome Club rules, we reserve the right to refuse acceptance or to terminate the visit of any person whose conduct, or that of their animals, is detrimental to us, our property, or to our other visitors.

Photographs

We sometimes take photographs of the CL for our Facebook page or website. Please let us know if you would prefer not to be included.
